Adding an ADU bathroom in LA or OC? Check rough-ins before framing closes
ADU Planning
On Los Angeles and Orange County ADU projects, the bathroom is usually the room with the most hidden coordination. A compact layout still has to fit drain slope, venting, hot and cold supply routes, fan ducting, GFCI protection, shower waterproofing, access panels, and city inspection requirements before finishes can begin.
Before framing closes, confirm the toilet centerline, shower or tub drain location, vanity plumbing, vent path, fan termination, lighting and outlet locations, water heater tie-in, and whether the electrical panel or subpanel can support the added loads. If the ADU is a garage conversion, also check slab penetrations, sewer tie-in depth, ceiling height, fire separation, and how inspections will be sequenced with the rest of the conversion.
The practical sequence is layout, utility path, permit scope, rough plumbing and electrical, ventilation, inspection, waterproofing, second inspection if required, then drywall, tile, and fixtures. Energy Star Builders helps LA and OC homeowners plan and build ADUs with the bathroom rough-ins coordinated before walls close. Request a consult at esbrenovations.com/adu or call (949) 763-3867.
