Planning an LA or OC ADU kitchenette? Check plumbing and electrical before framing

On Los Angeles and Orange County ADU projects, the kitchenette can look small on paper but still carry most of the permit-sensitive work. A sink, refrigerator, microwave, induction cooktop, hood or ventilation plan, disposal, dishwasher drawer, and dedicated appliance circuits all need a real rough-in path. If those decisions wait until framing is complete, the project can lose time to opened walls, revised electrical runs, drain slope issues, or a panel calculation that should have happened earlier.

Before framing inspection, confirm the sink wall, drain and vent route, water supply path, appliance list, required GFCI and AFCI protection, countertop outlet spacing, lighting, exhaust, and whether the ADU needs a subpanel or service upgrade. In garage conversions, also check slab penetrations, shared walls, fire-rated assemblies, and whether the kitchenette backs up to an existing bathroom or laundry wall. Shorter runs are not just cheaper; they are easier to inspect and less likely to force finish repairs later.
